Prices, transactions, credit and construction costs.
Data, methodology and coverage
How public official releases become reproducible market intelligence—and how the boundaries of that evidence are communicated.
From release to research
Source files and API responses retain download dates, content hashes and load identifiers. Data is cleaned and conformed before published charts are reconciled to the analytical model.
Geographic coverage
Regional house prices and earnings.
Official city HPI and transaction indicators.
Wages and housing supply; districts are not cities.
V1 uses legally reusable public official data. Neighbourhood prices, current €/m² and listing inventory are not consistently available as open official data. Commercial sources are not silently substituted.
Important definitions
HPI is an index
It measures transaction-price movement, not an average property price or €/m².
Transactions are aggregates
Implied value per transaction is a derived proxy, not an observed property price.
Supply stages are not cohorts
Permits, starts and completions do not track the same projects.
