Sofia's House Price Index increased by 13.2% in the year to 2026 Q2, 2.3 percentage points below the national result. Its three-year increase was 52.7%, second only to Varna among the six published city markets. This establishes a strong multi-year price trend, but it does not establish the price level of a particular part of Sofia.
Transaction count fell by 21.3% year on year, while aggregate transaction value fell by 13.0%. Value therefore held up better than volume. That could reflect property mix, price movement or both, and the official totals do not allow those explanations to be separated.
Sofia retains one of the strongest multi-year price records, but its latest annual growth is no longer ahead of the national result and transaction activity weakened further. A buyer therefore needs more than a city-wide growth figure. District, property type, access, building quality and the depth of comparable evidence are likely to determine whether an asking price is plausible.

All values refer to total dwellings and the latest comparable period, 2026 Q2. HPI measures price movement rather than an average price or EUR/m2.
